What Is Gunite?

Gunite — also known as shotcrete or concrete pool construction — is the gold standard for custom in-ground swimming pools. Unlike vinyl liner or fiberglass shells, a gunite pool is built on-site from the ground up using pneumatically applied steel-reinforced concrete. The result is a completely custom structure that can be built in any shape, depth, size, or configuration imaginable.

Gunite pools are the choice of discerning homeowners who want a pool that is truly their own — not a pre-formed shell dropped into a hole. With a lifespan of 25 to 50+ years and virtually unlimited design flexibility, gunite is the investment that holds its value and its beauty for decades.

At Blu Sol Pools, gunite construction is the only type of pool we build. Every team member, every tool, and every process in our company is optimized for concrete pool craftsmanship. When you hire Blu Sol, you are hiring specialists — not a generalist contractor who does a little of everything.

The Blu Sol Gunite Process — Step by Step

1

Design consultation & custom planning

Every Blu Sol project begins with a personal consultation with our owner Jeff. We visit your property, assess your space, and work with you to design a pool that fits your home's architecture, your family's lifestyle, and your vision. You'll receive a detailed 3D rendering before a single shovel enters the ground

2

Permits & approvals

We handle every aspect of the permit process with your municipality — including variance applications, zoning reviews, and inspection scheduling. In Northern New Jersey, permit timelines vary significantly by town. Our experience across Bergen, Passaic, Morris, and Essex Counties means we know exactly what each municipality requires and how to avoid delays.

3

Excavation

Once permits are approved, our crews excavate your backyard to the precise dimensions of your pool design. We handle all soil removal, manage underground utility clearances, and address any sub-surface conditions including rock, high water table, or tree roots.

4

Steel reinforcement

A grid of steel rebar is installed throughout the pool shell, tied to exact engineering specifications. This steel skeleton is what gives a gunite pool its structural strength and longevity. Blu Sol uses commercial-grade rebar throughout — no shortcuts.

5

Plumbing & electrical rough-in

All plumbing lines and conduit for electrical systems are installed before the concrete is applied. This includes returns, skimmers, main drains, lighting conduit, automation wiring, and any specialty features like water features, in-floor cleaning systems, or spa jets.

6

Gunite application

Trained technicians apply the pneumatic concrete mix — gunite or shotcrete — in layers around the steel framework, building up the shell to 6–8 inches of solid concrete. The application process is fast and precise, producing a structurally monolithic shell with no seams or joints.

7

Tile, coping & decking

With the shell cured, we install your selected waterline tile, coping (the cap material around the pool edge), and surrounding deck surface. Blu Sol works with premium natural stone, pavers, bluestone, and architectural concrete — all selected in consultation with you.

8

Equipment & finishing

Pool equipment is installed and connected — pump, filter, heater, automation system, LED lighting, and any specialty systems. The interior surface (plaster, pebble, or quartz finish) is applied, the pool is filled, and water chemistry is balanced. We walk you through every system before handing over the keys.

FAQ — Gunite Specific

How long does gunite pool construction take in NJ?

+

From permit approval to your first swim, most gunite pool builds in Northern New Jersey take 10–16 weeks. The permit process varies by municipality — some NJ towns turn around approvals in 2–3 weeks, others take 6–8. Blu Sol handles all permitting and keeps you informed throughout.

How much does a gunite pool cost in New Jersey?

+

In Northern New Jersey, custom gunite pools typically range from $85,000 to $200,000+, depending on size, shape, features, and decking. While gunite pools require a higher initial investment than vinyl liner pools, they deliver significantly greater long-term value — lower lifetime costs, higher resale value, and no major material replacements for decades.

What is the difference between gunite and shotcrete?

+

Gunite and shotcrete are both forms of pneumatically applied concrete — the terms are often used interchangeably in the pool industry. The primary difference is mix timing: gunite is mixed at the nozzle (dry-mix process), while shotcrete is pre-mixed before application (wet-mix). Both produce excellent results when applied by skilled technicians.

Can a gunite pool be built on a sloped lot in NJ?

+

Yes. Gunite's structural flexibility makes it one of the best choices for challenging or sloped lots — common throughout Northern NJ's Morris County hills and Bergen County terrain. Our engineering team designs for your specific topography.

How long does gunite last?

+

A properly built and maintained gunite pool will last 25–50 years or more. The shell itself is essentially permanent. The interior finish (plaster or pebble) is typically resurfaced every 10–15 years — a routine maintenance process, not a major reconstruction.
